POSTED: Two Executive Summaries from Detailed Proposals

The City received two responses to the request for detailed proposals for the West Falls Church Economic Development Project. EYA/Regency/PN Hoffman and Rushmark WFC both responded; Comstock had been selected as a finalist in the conceptual phase, but chose not to submit a detailed proposal. Linked on the City government's website are the executive summaries from the detailed proposals, as well as the conceptual proposals (minus proprietary information).

An evaluation committee will review the detailed proposals and make a recommendation on the finalist to the City Council. The City Council is expected to approve an interim agreement in October 2018.

The timeline calls for a final land lease or sale agreement for the 10 acres in May 2019 prior to issuance of construction bonds for the George Mason High School (GMHS) project. The private development would then start construction in the fall of 2021 after the new GMHS is complete. The process is being coordinated with the high school construction process through the Campus Coordinating Committee, which includes representatives from the City Council, School Board, Planning Commission, Economic Development Authority, Falls Church Educational Association, and PTA.

A Once-in-a-Lifetime Opportunity

The City of Falls Church is eager to engage the real estate community through a transformational mixed-use development opportunity. The West Falls Church Economic Development Project is envisioned as a regional activity center and transit-oriented destination integrating commercial and residential uses with public and civic spaces.

Project History

The entire 34 acre campus was acquired through a boundary adjustment agreement between the City of Falls Church and Fairfax County in 2014. Since that time, the City of Falls Church has conducted several studies on its development feasibility. Numerous community meetings and public forums have occurred to discuss and plan for the future of the site. For more information on the history, please visit the City of Falls Church's website.
